About Tile, Stone and Concrete Sealers

A sealer is a liquid applied to porous stone, tile, grout, pavers or concrete to limit how much water, oil and spills soak in. That makes stains less likely and cleaning easier, though no sealer stops every stain, so the choice depends on the material, the finish you want and where the surface is.

Impregnating sealers, also called penetrating sealers, soak into the pores and leave the surface looking natural. STAIN PROOF Premium Impregnating Sealer, STAIN PROOF Waterbased Penetrating Sealer, STAIN PROOF Waterborne Dense Stone Sealer, Chemforce Stain Protector and Environex Tuscan TSL work this way. Colour enhancing sealers, such as STAIN PROOF Colour Enhancing Sealer and Chemforce Enhance Plus, also soak in but deepen the tone of the stone. Consolidators such as STAIN PROOF 40SK Consolidator and Chemforce Fortifier Plus strengthen soft or crumbly material as well as repelling water.

Environex Sealers adds Premium Bluestone, Endure, Synergy and Hi-Lite, and Concrete and Paving Sealers covers Auseal Curite Concrete Sealer. What is the difference between an impregnating and an enhancing sealer?

Both soak into the surface instead of forming a coating on top. An impregnating sealer keeps the natural colour and finish, while a colour enhancing sealer also darkens and enriches the tone. Dry-Treat notes that neither alters wet slip resistance the way a topical coating can, and that topical coatings wear and must be stripped before recoating. Test on a spare piece to see the colour.

When should I seal new tiles and grout?

Wait for the grout to cure. Dry-Treat advises at least 3 days for grout before sealing, and for Endure, Environex advises letting newly laid pavers or stone dry for about 14 days. Some sealers can also go on before grouting: STAIN PROOF Waterbased Penetrating Sealer works as a pre-sealer and grout release, with grouting at least 2 hours later.

How long does a sealer take to cure?

Longer than it takes to dry. Chemforce Stain Protector needs a 24 hour cure before testing. Dry-Treat says its STAIN PROOF Premium Impregnating Sealer takes over 7 days to fully cure, and recommends allowing 4 weeks before testing its Colour Enhancing Sealer. Keep spills and heavy cleaning off the surface until the cure time on the data sheet has passed.

Do porcelain or glazed tiles need sealing?

Dry-Treat says glazed ceramic and polished porcelain can be sealed, and that its impregnating sealer works well on polished porcelain, where polishing opens up microscopic pores. On glazed tiles, the cement grout between them is usually the part that takes up stains. Porous natural stone, terracotta, pavers and concrete are the most common surfaces to seal. Test on a spare tile first.

Which sealer should I use on bluestone?

Environex Premium Bluestone Sealer is a natural penetrating sealer developed for bluestone and other natural stone and masonry, for internal or external use, and it keeps the stone’s natural colour and texture. If you would like the stone darker, a colour enhancing sealer is the alternative. For soft or salt affected stone, ask us about a consolidator first.
