Description

40SK Consolidator & Water Repellent (previously known as Dry-Treat 40SK) is an impregnating, invisible and breathable sealer that protects porous tile, natural stone, brick, terracotta, paving and grout from damage caused by water and salts, while genuinely helping to consolidate friable surfaces by fortifying the internal structure of the substrate. That dual role — water repellency plus consolidation — is what separates it from a standard penetrating sealer, which typically addresses water resistance alone.

Because it’s breathable, water vapour continues to escape freely from the treated material rather than being trapped, avoiding the moisture build-up that can cause its own problems over time. The sealing molecules are engineered to be far smaller than typical fluoropolymer or siloxane sealers, allowing them to penetrate deep into the pore structure of most materials and continue bonding for 3 to 4 weeks after application, progressively increasing water repellency and consolidation strength over that curing period.

It’s particularly suited to sandstone, limestone, travertine and concrete or composite stone pavers around salt water swimming pools, where efflorescence, salt spalling and freeze-thaw spalling are genuine risks. A 15-year performance warranty is available when the product is applied by an Accredited Applicator following the written instructions and the surface is maintained per the ongoing written maintenance system.

How to Apply

  1. Test first — always test on a small area and allow 24 hours to assess results.
  2. Ensure the surface is dry and clean — free of residues before applying.
  3. Saturate generously — apply undiluted with a low-pressure sprayer or brush until a wet look holds for 3-5 seconds.
  4. Repeat after 10 minutes — apply a second saturating coat.
  5. Polish off excess — after a further 10 minutes, polish with a clean white dry cloth.

Important Notes

  • Do not apply over a previously sealed surface without grinding it back first.
  • Highly flammable liquid and vapour — use in a well-ventilated area away from ignition sources.
  • A suitable premium polymer-modified adhesive is needed for tiles dip-sealed before installation.
