Description
STAIN PROOF Waterbased Penetrating Sealer is a best-in-class, invisible and breathable water-based sealer that protects porous surfaces against stains while keeping their natural colour, finish and breathability intact. It’s a highly modified fluorocarbon sealer with molecules approximately 3 to 4 times smaller than a typical fluorocarbon product, giving it a genuine penetration advantage, and it’s completely free of PFOAs and PFOS — a real point of difference from older-generation sealing chemistry.
Beyond general stain protection, it doubles as an excellent pre-sealer and grout release for surfaces being freshly tiled — applied before grouting, it stops grout haze bonding tightly to the tile face, with grouting able to proceed at least 2 hours after this pre-seal application. On highly porous surfaces such as sandstone and more porous limestone, applying a second coat while the first is still slightly damp achieves better results than waiting until it’s fully dry.
Being water-based with low VOC content (under 5g/L calculated), it’s a genuinely low-odour, low-impact option suited to occupied residential and commercial spaces during application. Treated surfaces stay looking good, are easier to maintain, and the protection lasts approximately up to 5 years depending on surface use and traffic — stain repellence increases significantly once the product reaches full cure at 24 hours.

Where to Use
- Floors, walls and building facades
- Swimming pool surrounds and patios
- Countertops, kitchens and entertaining areas
- Pre-sealing before grouting new tile
How to Apply
- Test first — apply to a small area and allow 24 hours cure time.
- Ensure the surface is clean and dry — at a surface temperature of 5-35°C.
- Saturate evenly — using a lamb’s wool applicator, low-pressure sprayer or roller.
- Remove excess before it dries — after approximately 10 minutes of penetration.
- Apply a second coat if needed — for very absorbent surfaces, while the first coat is still slightly damp.
Important Notes
- Will not prevent etching from acidic liquids.
- As a grout release, wait at least 2 hours after application before grouting.
- Clean sealed surfaces only with a pH-balanced cleaner — harsh alkaline chemicals will break down the sealer.
