Description

Maxisil A Wet Area Silicone Sealant is a 100% pure, 1-component acetic-cure silicone built specifically for expansion joints in sanitary areas — bathrooms, kitchens and flooring sectors — where ongoing moisture exposure makes mould resistance a genuine requirement rather than a nice-to-have. Its built-in fungicides are what set an acetic-cure wet-area silicone apart from a general-purpose sealant, actively resisting the mould growth that’s the most common failure point in bathroom and shower sealant joints.

Primerless adhesion to ceramics, glass, acrylics, aluminium and painted wood covers most of what a genuine wet-area job needs to bond to, without adding a separate priming step to the process. It’s UV stable with excellent weathering and ageing resistance, so it holds up in both interior and exterior applications rather than degrading, cracking or discolouring under sun exposure the way a lesser sealant can.

Available in 40 standard colours — from neutral tones like Alabaster and Off White through to bolder options like Red — plus custom colours on request, Maxisil A gives genuine flexibility to match tile grout, fittings or surrounding trim rather than being limited to a handful of generic shades. As with any silicone product, printed and screen colour samples are a guide only, so checking an actual cured sample against the intended surface before committing to a large job is worthwhile.

How to Apply

  1. Clean the surface — remove all contaminants; use Maxisil Cleaner on non-porous substrates or a steel-wire brush on porous ones.
  2. Prime if required — allow the primer to dry approximately 2 hours before applying sealant.
  3. Backfill deep joints — use a closed cell PE foam rod before sealing.
  4. Apply and tool — apply the sealant and smooth with Maxisil Smoothtex A, diluted 2:1, removing excess immediately.
  5. Allow to cure — small amounts of acetic acid are released during curing; ensure good ventilation.

Important Notes

  • Not suitable for full-surface bonding applications without special constructional prerequisites.
  • Avoid contact with bitumen-containing materials and solvent-releasing products like butyl, EPDM and neoprene.
  • A trial application on the intended substrate is recommended before full-scale use.

What surfaces does Maxisil A bond to without a primer?

Ceramics, glass, acrylics, aluminium and painted wood all take primerless adhesion, provided the surface is clean, dry and free from grease, oil and other contaminants beforehand.

What happens if mould has already formed in an old joint?

The existing sealant must be removed completely before re-jointing, with the affected area treated with Maxisil Anti-Mildew Spray to clear fungal spores first — resealing directly over an existing mould problem risks a new attack even with Maxisil A’s own mould protection.
